Why Lifestyle Villages Love working with Gutter-Vac.

We have lifestyle villages and retirement villages popping up all over Australia.  You know the small  communities of villas that are for those aged 50+.  A bit like a gated community, but often without the gates, but often with facilities such as a meeting hall, pool, work sheds and caravan parking.

These villages are generally managed by an onsite manager and work much the same as a body corporate where all the residents pay an additional weekly/monthly fee to have the exteriors of their properties, plus gardens, roads and common areas and facilities maintained.

There are a couple of reasons why Lifestyle and retirement villages love working with us at Gutter-Vac.

  • We work safely.

All our franchisees and their staff are trained and insured to work at heights.  On properties such as lifestyle villages or retirement homes, it is absolutely essential for safety trained and insurance as they are commercial villages and no one can take the risk.

  • It stops residents DIY’ing

When we come regularly, it stops any of the residents, who are all starting to move into their senior years, from deciding to grab a ladder and do it themselves, potentially risking a fall that could be absolutely detrimental to their health.  It really could result in an extremely serious injury, but if the residents know we come regularly, they will leave this alone.

  • We are fast and finish the job!

You might wonder why this is important to a lifestyle or retirement village.  Having people onsite can cause a number of issues including blocking driveways and narrow roads that are within the village.  Access in and out of areas and generally just having work people on site can be a little uncomfortable for those more senior residents.  The one that the managers always tell us is that we actually finish the job!  It seems crazy right, but the number of villages that have told us that a crew came to hand clean the properties and after 3 weeks just left and never came back, not finishing the job, is unreal.  So many villas and properties to do, you need to work hard, fast and get the job done – well!

  • Before and After photos plus roof reports

Because they are managing the properties, having evidence on hand for the workmanship we have been paid for, helps the managers.  Plus it is a great tool to see what has been done.  The other thing is that we provide feedback on any issues or potential issues we may find on the roofs where their regular on site maintenance and gardening crews are not permitted to work.

  • We can do more than Gutter cleaning!

Whilst on the roof we can clean solar panels that will increase their efficiency as most lifestyle and retirement villages are built with solar panels.  We can do pressure cleaning and mould and lichen removal.  This is especially important not just for the appearance of the properties, but especially important in common areas and surfaces to make sure there are not any slippery surfaces that are very unsafe for the retired residents.

  • We are show respect to the residents.

This may seem like common sense, but you would be amazed at how trades people treat the retired and senior residents in lifestyle and retirement villages.  We always let them know in advance we are coming.  We do a courteous knock on everyone’s door so if they need to move a vehicle they can or to simply let them know that if they hear noise on their roof, it is just us and we also let them know how long we will be.

There is a downside to this one… well not really a downside, but we do need to manage it.  We get offered a lot of cups of tea and lots of biscuits, cakes and our favourite… lamingtons!  Some of our franchisees have been known to tell all the residents that at 4pm they will knock off and that’s when they are allowed to eat and have a cuppa with them!  Taking a little time to say hello and speak to a resident doesn’t take much effort from us, but they certainly pass the word to the managers that they love those ‘nice young men/women’ from Gutter-Vac !

It is not only lifestyle and retirement villages that love what we can do for them, but also body corporates and any property manager that has to balance getting the work done with the residents on site.

If you manage a property like this or if you have a Mum or Dad living in a lifestyle village or retirement village/home, then pass on our details.  We would be more than happy to give them a free quote…. And maybe have a cuppa and a lamington too!

Why vacuum when cleaning your gutters?

What is the difference between vacuum cleaning your gutters, cleaning them by hand or simply ‘blowing off/out’ your gutters?

There is a big difference and it is not just about efficiency, it is about the effectiveness of the job.

Firstly, understand that in gutters there is not only just leafy matter, there is often moss, lichen and at the bottom of your gutter, when all of this debris breaks down, you are left with a mud like sludge.

When cleaning by hand, you will never completely get this sludge removed from the gutters.  You can get the leafy matter, but not the sludge on the bottom.  It is hard work and takes a LONG time to do.  If you have a big gutter system, or multiple buildings, then it can take weeks to get the gutters cleaned.  The other big issue, it is MESSY.  A bucket is not enough to take away the debris and often the contents of your gutter are simply thrown down into your garden, but on their way, the mud and sludge is splattered over your lovely clean walls.  Add to this, hand cleaning is done from a ladder which is really an unsafe working method.

Using a ‘blower’ to simply blow out the debris again is ineffective when it comes to the sludge in the bottom of your gutters.  Plus it blows the debris everywhere!  Causing unsightly dirt and mud to blow onto your home.  The other thing to be away of is that when blowing leaves, you will often blow leaves up over the gutter edge INTO your ceiling cavity, into the roof!  They get caught up in under the roof line, dry out and form the perfect fuel for a fire or for vermin to feast on.  There is a whole set of new issues to deal with.

When vacuum cleaning your gutters we can not only ‘suck’ everything up for you, but we take away all the debris, leaving your house clean.  No unsightly mess.  We can get big jobs done faster which is essential for our commercial customers so that they reduce the time that they have to have barriers or diversions on the ground away from where we are working for their onsite OH&S policies.  Vacuum gutter cleaning is effective and efficient.

So next time you are considering getting your gutters cleaned, just think about what is safety worth to you, do you want the job done right first time, done efficiently and also no mess left behind?  If that’s a yes, give us a call on 1300 654 253 to connect with your local Gutter-Vac owner/operator.

Don’t risk a fall cleaning your gutters.

Working at heights is something that should not be tried if you are not full trained, with the right equipment and fully insured.  Your life is worth more to you than thinking that it is easy to jump up onto a roof, even a flat, single story roof can be a dangerous situation.

Did you know that most ‘roof falls’ area actually of the ladder, not the roof itself.  It may be whilst climbing up or down the ladder, whilst getting on or off the ladder at the roof line or simply that the ladder is not secured or on a good stable working surface.  So much can go wrong and you only have to look to the press to see so many incidents where regular people have fallen from a ladder and had serious injuries – including head and back injuries – that have changed the course of their life forever!

When we are cleaning your gutters, we do so in a safe method.  We are fully trained to work at heights with an RTO accredited certificate.  We use specialised safety equipment that allows us to work on any roof.  We are fully insured.  We do a risk assessment on every job.  We are trained in safe ladder techniques (yes this is a thing!).  We have specialised equipment to secure ladders to a property.  And… we know our limits when it is time to bring in an elevated work platform or to simply do the job from the ground with our ground worker’s kit.

So don’t risk a fall, give us a call…. What is your health and life really worth to you?

Cleaning Gutters – Frenchs Forest, Belrose, Davidson, Forestville & Killarney Heights by Gutter-Vac Upper North Shore & Northern Beaches

In life, preventing problems is often the best approach and it’s the same with your gutters. That’s why Gutter-Vac Upper North Shore & Northern Beaches provides a Preventative Maintenance Program.

Some of our clients on the Preventative Maintenance Program are located at Frenchs Forest, Belrose, Davidson, Forestville & Killarney Heights.  While we were in the area last week, we called in to check on one of our residential clients to provide them with a free gutter inspection for their property.

That’s one of the great reasons to join our Preventative Maintenance Program. It means you’ll receive free gutter inspections to work out the best gutter cleaning schedule for your property.

With our experience, we understand every property is different, and therefore has different needs. For example, some of our clients live on the border of national parks and bushland. They receive a lot of dust and dirt build-up over 12 months. Other clients have properties with a number of deciduous pine trees dropping pine needles which quickly clog gutters. Another client lives on a busy road. As a result, their gutters collect a lot of dirt and grime that’s produced by traffic and heavy vehicles. This client also utilises tank water so servicing and maintaining their gutters is particularly important.

We develop individual Preventative Maintenance Programs with our clients’ needs in mind. That includes quarterly, half yearly or yearly cleans on your gutters. We’ll even provide you with a free gutter and roof report while we’re there!

It’s easy to forget to maintain your gutters but with a Preventative Maintenance Program from Gutter-Vac Upper North Shore & Northern Beaches, you can be confident we never will.

Have you had your gutters cleaned lately?

If not, give Gutter-Vac Upper North Shore & Northern Beaches a call today on 1300 654 253 and ask us how you can join our Preventative Maintenance Program.

Schools out for Easter.

Happy Easter everyone!

Easter is not just the time of year that the Easter Bunny comes to leave yummy chocolate Easter eggs and we all eat a million hot cross buns, it is the time that Gutter-Vac franchisees are out and about vacuum cleaning gutters at schools!

It is at this time of year that schools get their ‘big’ gutter clean done around the school properties.  It simply makes sense to clean the gutters whilst the kids are not at school.  Saves on safety issues and blocking areas where the kids can go.  Schools use the school holidays to get all of their regular maintenance done as it speeds up the process for all not having kids running around!

The other reason Easter is a prime time for schools is that they know they need to have their gutters cleaned before entering winter.  Blockages in gutters can be costly in not only water damage to properties, but also in class schedules.  Water overflowing from gutters can cause serious safety issues with kids running around – we don’t want them slipping in water – so schools know this is a great time to be prepared for winter.

Good thing we have lots of schools to do their gutter cleans on, it makes all our Easter Egg and Hot Cross Bun eating a calorie neutral event!  We work it off 🙂

We scheludled a number of jobs on this trip starting at Mandurama at the Hilton Homestead B&B and a couple of private residences. Making stops on our way back at Carcoar for a flue Clean and then Blayney to complete a number of PMP’s in the town ship.

Don’t wait for the leaves to fall to get your gutters cleaned.

We are coming into the thick of autumn and it is common to hear customers say they want to ‘Wait for the last leaves to drop’ before having their gutters cleaned, but this could be a mistake… a costly mistake!

When did you last have your gutters cleaned?  If it has been awhile, you might just tip the scales of what is in your gutters because they could already be full and the ‘last leaves of this season’ could push them to the limit, causing blocked gutters so even the smallest amount of rain could end up in your property, not flowing out of your gutters away from your property.

The common myth of gutter cleaning is that it is the leafy matter falling now that will cause blockages in your gutters.  This isn’t necessarily the whole truth.  In fact, when this leafy matter (and all the other stuff that has blown or fallen into your gutters over the last year) is in your gutters for a period of time, it breaks down into a sludge type of mud at the bottom of your gutters.  This sludge not only causes your gutters to rust, it is also full of nutrients so any seeds that are blown or dropped by a bird into your gutters can be the perfect garden bed for plant life to grow, forming root systems and plants that you may not even be able to see growing in your gutters yet.

Waiting for the last few leaves to drop could be a mistake if your gutters are already full of sludge, roots, gutter growth.  If the rain comes before winter, then you could be leaving your property susceptible to overflowing gutters and water damage.

So instead of ‘assuming’ that you are going to get the best value for your dollar by waiting for every leaf to drop, maybe you need to give Gutter-Vac a call on 1300 654 253 and speak to your local owner/operator about whether you need to find out the state of your gutters now, rather than leaving them to the end of autumn.

Office View Gutter Cleaning at Wayatinah and Florentine

Recently, Gutter-Vac Tasmania visited the Salmon Hatchery at Wayatinah and Florentine. It was nice to see some of Tasmania’s beautiful rivers and the Hydro Scheme running alongside the highway.

We stayed at Tarraleah, in the Doctors Annex. As we arrived on the Sunday night to be up bright and early for work on the Monday, we had time to have a wonder and take in some of the sights.

Gutter cleaning

The hatcheries had quite a lot of gutters to be cleaned and the heights of the buildings varied. We had to battle the weather, from scorching sun, where it felt like the soles of our shoes would melt on the roof, to the wind and the rain.

Large sites often have issues that are not identified unless a specific task is being carried out. With us attending the two sites, we were able to single out issues that required attention.

Now that the site has had a full gutter clean, a maintenance plan has been set in place for us to attend every year. This will ensure they are ready for the fire season.

We have complied to all the induction requirements and supply the business with a SMWS for work  each time we visit the site. As we have no height restrictions we can access any of the buildings on the site.

Do you have a business that needs a gutter cleaning maintenance in place?

We send reminders out every year to schedule the work when it is required. This work is not carried out without prior consent. We have all our insurances in place and all staff is trained at heights.

Raine & Horne Eastern Shore Real Estate Happy with Gutter Cleaning Service

“Very efficient & response time is fast, Highly recommend”

Raine & Horne Real Estate, Eastern Shore Tasmania

We have a high standing with the real estates and other property managing businesses.

In providing a report of the work completed and any maintenance on the roof or gutters that is required, along with the before and after photos, the property manager has a complete record to file for the property owner. They can use this from year to year as a record of the maintenance being carried out and to schedule any further work that they would otherwise be unaware of.

The owner can use this information as evidence for an insurance company if any claims should need to be filed.

Our service also provides a free reminder, set by the property manager or owner or default 12 months. This is a no obligational reminder. Our clients have told us that they get busy in their lives and forget when they last had their gutters cleaned. So we are happy  to send out a reminder and if they want the job done we book a time and complete the gutter clean. Some customers don’t require the clean but want the reminder again the following year. We are happy to help.

And for property managers, this reminder means they have a default system. If they miss the gutter cleaning maintenance date in their system, we send our reminder through and they can act on it.

Gutter-Vac Tasmania is trained to work at heights safely and all carry Working at Heights Certificates. We have no height restrictions and are fully insured. All rubbish collected is removed and the site is left clean and tidy.
