Smoke detectors

The seasons changing is a great reminder for you to check your detectors, whether it be smoke or carbon monoxide. Winter is the time most house fires happen. Don’t forget to see if the batteries need to be replaced. This quick and simple check can keep your family safe.

Trim Trees and Branches

Check to see if there are any dead or lying branches that could cause damage to the property in a storm. Also, ensure to trim away branches that are close to the house. This task could potentially save you from future expenses.

Inspect walkways, stairs, railings, driveways

Don’t forget to do a thorough inspection of high traffic areas for slip hazards. This could include oil spills, mould or moss, which when wet could create a slip hazard.

Seal gaps and draughts

Ensure you check all gaps for draughts that could affect the heat on the colder days. Your energy bill could be greatly decreased by checking for draughts and sealing them.

Check heating

This tip is one of the most important ones. Maintaining your heating source, no matter what source you use, is of importance. If you have a wood heater, consider getting your flue/chimney cleaned as well as an overall check. Don’t forget to order wood too! If you have an electric or gas heater, get it serviced and check that it is in good working order. You don’t want to be caught out in the cold Tasmanian weather.

At the beginning of each month, we at Gutter-Vac Tasmania, make a point of connecting with our customers who are due to have a gutter clean. This can be done by email or simply a phone call. Our customers will receive information on current costs and proposal dates once we have received confirmation.

On completion of the job, customers will receive a report, usually the next business day. The report specifies how frequent the gutters need to be cleaned to maintain good condition. The customer is under no obligation to accept the reminder at that time and can change their frequency to what suits them best. Five reasons why you should have the professionals clean your gutters.

Correct equipment for the job

Ladders – a requirement of 1 metre or about 4 rungs above the gutter line is required to safely climb from the ladder to the roof. Correctly anchored to the roof makes this a safety zone when behind it. When we need to work off the ladder, we use equipment to ensure the ladder is safely secured and the right height and angle to work from. Unsteady or incorrectly placed ladders could cause serious injury resulting in an unwanted trip to the hospital.

The Gutter-Vac System – this system allows us to work safely from the roof, negating us having to work from ladders in most cases. Our anchor system provides the safety we require to move about the roof with our hose to vacuum clean gutters.

Protective wear – it may be necessary to hand clean a gutter prior to vacuuming. Cuts to the hands and arms are inevitable in this line of work. Metal roof lines can be jagged, nails can be in the debris being pulled out, sharp sticks, glass or even prickly plants can all be the cause of injury to the hands. Wearing protective gloves limits the exposure to these elements.

Maintaining your property

We use a ladder protector on the gutter to rest our ladder on. This protects the paint and it is less likely that the gutter will dent from the pressure. We also have a ladder that allows us to rest on the wall and access gutters that have gutter guard and the pitch is too steep to access the roof.

We know how to move around a roof that minimises any damage to tiles or roofing iron. It is easy to put a foot wrong and crack tiles or dent roofing sheets. If we deem the roof to be fragile we would use our ground workers system to vacuum the gutters.

Working from a ladder is fraught with danger. Over reaching could cause the ladder to become unstable and a fall could occur. Even if you don’t become unbalanced, climbing up and down a ladder and reaching out are things you might not be used to and you could end up with sore and tired muscles or joint pain.

Fire Hazard

Full gutters are a fire hazard. Dry leaves are obviously fuel for a fire. It is important to clean the gutters every year so the debris does not decompose into a dense compost. If you leave this to build up over a long time it becomes a danger for slow-burn. Embers can stay alight on the inside even though the outside is damp, with no visible flames to alert to the danger. The smouldering can reignite much later when you do not expect it.

Issues arising from having blocked overflowing gutters

If you have had issues with overflowing gutters, the spill might have created a hazardous area, causing mould or algae to build a slippery surface on the ground or walk way. The ground may dry out after you have fixed any gutter issues and seem fine. Then when it next rains you have a slippery surface again. So you need to make sure you attend to the cleaning of these areas after you have cleaned the gutter. Better to clean the gutters and not have overflow issues in the first place.

Do You Know What An Asbestos Roof Is?

Safe work Australia defines asbestos as a naturally occurring fibrous silicate mineral. There are six types, all of which are composed of long and thin fibrous crystals. Asbestos can most likely be found in houses, garages, shed or commercial buildings that were built or renovated before the 1990s. Many people wrongly believe that only fibro homes contain asbestos, but this is incorrect. It has strong fibres that are heat resistant and have good insulating properties which is why people use them in their roof. You cannot see the fibres with the naked eye and as they are very light, they can be carried via wind.

Asbestos can be friable and non-friable. Simply put, friable asbestos can be easily crumbled and non-friable asbestos is bonded. However, non-friable asbestos can break down over time and become friable. When friable asbestos breaks down, it releases tiny fibres into the air that can cause serious health concerns.

Until the 1980’s, it was common to use asbestos as a form of roofing material. This roofing material was called corrugated fibro. Corrugated asbestos roofing is thicker than corrugated iron, has a matte finish and takes on a ‘weathered’ appearance over time. The ‘weathered’ look is not simply just cosmetic, it is a sign of change in the structure of the material. It is a sign that the asbestos is decaying after years of being exposed to the sun and rain. Once this occurs, it is almost certain that parts of the roof have begun to disintegrate, causing dust particles to collect in gutters. It could take a gust of wind to make these particles airborne. If this does occur, you could be putting at risk surrounding neighbours, yourself and any trades people who work on the roof and guttering.

The process of removal will be more expensive as time goes by because the state of the asbestos (friable) is more dangerous to remove.

Are You On Tank Water?

Properties on tank water should endeavour to keep the gutters clean of debris to get the best quality drinking water.

Gutters full of debris will not collect the quantity of water as overflow issues could occur.

The  above photo had the water bypassing the gutters in downpours due to not being able to access the gutter. When it was a constant slow rain, the water would soak into the grassy mass and eventually find its way to the down pipe and the tank. This would mean the water was passing through grass and mud, depositing into the tank.

Roots in a Down Pipe Causing Overflow Issues in Mount Stuart

The gutters can be  clear of debris but if the down pipe has a plant growing out of it then water is not free to flow away from the house.

When there is a root system as shown in the picture, water will slowly make its way through and away as long as it is a slow steady rain.

But if we have a big downpour, it is more likely to overflow and not make its way down the down pipe.

Sometimes there is no plant to give you an idea that the problem is there over the down pipe.

This gutter, in Kingston, had  leafy debris sitting over the down pipe. It matted tightly, forming a top over the gutter which would not allow the water to escape down the down pipe.

The next photo shows another plant and root system that was found in the bend of the down pipe.

It really pays to have your gutters cleaned regularly and to keep the down pipes clear. You will have fewer water issues and you will be looking after the life of the guttering. When these root systems grow and accumulate, water gets trapped and will deteriorate the guttering and down pipes much faster.
